Insurtech ZestyAI, an AI-driven climate and property risk analytics provider, has partnered with the Colorado FAIR Plan to improve insurance access for homeowners struggling to secure coverage due to climate risks.

The Colorado FAIR Plan will use ZestyAI’s AI-powered risk models—Z-FIRE™, Z-HAIL™, and Z-WIND™—to assess wildfire, hail, and wind risks at the property level.

These models will support risk-based pricing and help homeowners implement effective mitigation strategies.

“Our goal is to provide insurance that reflects actual property risk rather than outdated assumptions,” said Kelly Campbell, Executive Director of the Colorado FAIR Plan. “ZestyAI’s models will enhance market stability while offering homeowners clear guidance on risk reduction.”

Nearly 30,000 families classified as high-risk under traditional models qualify for coverage under the Plan, according to estimates from the Colorado FAIR Plan.

The initiative uses detailed risk assessments to align premiums with actual exposure. It also gives homeowners actionable steps to reduce risk. The objective is to help policyholders transition back to standard insurance, which typically offers better coverage and pricing, by rewarding mitigation efforts.

Colorado regulators have emphasized risk-based pricing and transparency to strengthen the insurance market, ZestyAI stated.

This partnership ensures risk assessments are based on real property conditions rather than broad classifications, enabling better access to coverage and mitigation guidance. AI-powered insights help homeowners secure policies that reflect their true risk.

ZestyAI’s platform analyzes aerial imagery, historical building permits, geospatial data, and structural attributes to deliver precise, property-specific risk insights.

Insurers can evaluate key risk factors such as vegetation proximity, roof condition, and building materials. This data informs underwriting, pricing, and mitigation recommendations.

The collaboration follows ZestyAI’s success with the California FAIR Plan, which expanded insurance access for hundreds of thousands of homeowners in 2024.
