ZestyAI, a US-based insurtech that provides AI-driven property and climate risk analytics to property and casualty insurers, said Lilypad Insurance is implementing its Roof Age and Z-PROPERTY solutions to sharpen property risk assessment across coastal homeowners and dwelling fire business.
Lilypad Insurance, a U.S.-based coastal property insurance carrier focused on homeowners and property owners in hurricane- and storm-exposed regions, concentrates on hurricane-exposed coastal communities.
Through its managing general agency, the company is incorporating building-level and parcel-level analytics to understand how exposure builds across its portfolio.
Roof Age verifies roof age by cross-checking building permit data with more than 20 years of aerial imagery. The system detects replacement events and assigns confidence scores across 97% of US properties.
Z-PROPERTY applies AI to high-resolution aerial imagery to evaluate roof geometry, materials, and condition. It also assesses parcel attributes such as vegetation overhang, yard debris, and secondary structures that influence claim frequency and severity.
Chief Operating Officer and Chief Underwriting Officer Tony Hare said coastal risks combine roof condition, construction quality, and parcel maintenance factors that often escape traditional inspection models. He said property-level analytics reduce uncertainty and help control portfolio volatility.
“Coastal properties present a unique combination of exposure, from roof condition and construction features to how the parcel is maintained,” said Tony Hare, Chief Operating Officer & Chief Underwriting Officer of Lilypad Insurance.
ZestyAI’s roof and parcel-level analytics give us a clearer, property-level view of the homes we insure, helping us reduce uncertainty and better manage portfolio volatility.
Founder and CEO Attila Toth said granular analytics replace exposure assumptions with verifiable data inputs.
“Lilypad is building a more resilient coastal portfolio by replacing exposure unknowns with verifiable property‑level truth,” said Attila Toth, Founder and CEO of ZestyAI. “Granular, regulator-approved analytics bring confidence to the risk and capital decisions behind reliable customer protection.”
According to Beinsure, regulator-reviewed property intelligence tools increasingly shape underwriting in catastrophe-prone regions where capital costs remain elevated.
ZestyAI said its models operate under regulatory review frameworks nationwide, with nearly 100 approvals secured to date.
The platform integrates property data, predictive models, and automation tools to support underwriting, rating, reinsurance, and compliance workflows.
Lilypad said the deployment supports a strategy focused on disciplined coastal growth rather than volume expansion.
ZestyAI positions its models as climate-informed and calibrated against historical loss data, covering wildfire, severe convective storm, and non-weather water perils alongside hurricane exposure.
ZestyAI pushed ZORRO Discover into every corner of the P&C sector, turning the platform into a single gateway for real-time intelligence drawn from millions of state filings.
The expansion covers Commercial Auto and Property, Personal Auto and Property, Financial and Specialty Lines, Liability and Professional Lines, Workers’ Compensation and the long tail of administrative filings.
It now spans every major filing type in the US, which shifts the product from a niche workflow helper into something far bigger.
Carriers using ZORRO Discover already cut adverse selection, pushed regulatory approvals forward almost 50% faster, and boosted analytical capacity by more than 20x.
